Overview The Director of Maintenance&Building Operations provides strategic leadership and oversight for all property maintenance and building operations across Pacifica Housing's portfolio. This includes preventative and corrective maintenance, team leadership, procurement, capital project support, and interdepartmental collaboration to maintain high standards of property service.

Key Responsibilities

Team Management: Provide leadership and supervision to staff, motivate and empower them, conduct regular check‑ins and performance management, and support recruitment, retention, and labor relations.

Maintenance Administration and Service Delivery: Develop and implement department goals, standard operating procedures, KPI reporting, continuous improvement initiatives, budgeting, procurement processes, and new system implementation. Collaborate with Capital Projects and Community Real Estate on capital projects and handovers.

Preventative Maintenance: Conduct annual site and suite inspections, schedule corrective maintenance, develop maintenance schedules, and track progress.

Corrective Maintenance: Monitor service request completion, oversee suite turnovers, manage after‑hours call coverage, and maintain a list of preferred emergency vendors.

Vendor&Contractor Management: Monitor contractor performance, ensure compliance with agency expectations, and address deficiencies.

Other Duties: Keep the Asset Planner updated, promote interdepartmental collaboration especially with Supportive Services, and update Capital Plans.

Ensure health and safety procedures are followed and potential risks are identified and addressed.

Maintain cooperative relationships with staff, contractors, tenants, and clients.

Requirements Education

Bachelor's Degree in Business Administration, Engineering, or related fields.

Experience

Minimum three years of progressive maintenance leadership, preferably in residential or commercial property management.

Experience in risk assessments, incident investigations, draft RFP scopes, contract negotiation, and facilitation.

Knowledge, Skills&Abilities

Proficiency in at least one of the following: plumbing, locksmith, or building operations (boilers, heaters, fans/pumps).

Smart‑phone and e‑mail proficiency, calendar management, and basic IT skills.

Ability to work within tight deadlines, maintain detail orientation, and stay objective and calm under stress.

Strong interpersonal skills and a collaborative, encouraging approach.

Proficiency with Microsoft Office and software such as Yardi.

Additional Criteria for the Role

Clear criminal record check results.

Valid driver’s license and a reliable vehicle with at least $2 million liability business‑class insurance.

Work in Nanaimo 2–3 days a month as required.
