Regional Community Administrator– Kitchener, ON
Responsibilities
Recording receipts, making bank deposits, and monitoring resident ledgers and reporting on accounts receivable weekly Managing rental arrears; preparing Termination Notices, Rent Increase Notices, and other notices in compliance with the Residential Tenancies Act Administering move‑in deposits and move‑out balancesMaintaining all resident information in accordance with privacy rules and regulations Maintaining good resident relations; handling and documenting resident complaints and any emergencies in the building which occur during, over, and above office hours Issuing and delivering notices such as violation notice, Notice to End Tenancy, Notice to Enter, Notice of Renewals by an approved method of serviceAccounting for accounts payable invoices Ensuring resident satisfaction and service delivery through prompt service, ongoing communication and follow‑up (including administration of resident surveys, as required) Responding to leasing inquiries to secure appointments to view the property; maintaining comprehensive knowledge of product, suite types and layouts, common areas and amenities, surrounding neighborhood, and value‑added servicesCarrying out other duties and/or procedures related to marketing, rental, and administration of suites as assigned from time to time Overseeing office equipment repairs and ordering office supplies; keeping the office organized and clean Performing the leasing function when the Leasing Representative is not availableAssisting with all office functions as needed; providing relief coverage of key office duties during absences Preparing reports– Delinquency Report, Pre‑Authorized Reports, and other reports as required Embracing and pro‑actively supporting Bentall Kennedy’s culture of environmental sustainability, corporate and social responsibilityOther related duties as required, including lifting as needed Qualifications
Education:
Post‑secondary courses in property management. Experience:
1‑2 years of residential property management combined with basic bookkeeping practices and a strong commitment to client service. Relationship Skills:
Ability to communicate effectively and professionally, both orally and in writing with owners, residents and team members; ability to develop and sustain cooperative working relationships; professional phone manner; mature and self‑motivated team player with good conflict‑resolution skills; committed to personal growth and integrity; ability to exercise confidentiality.Organizational / Multi‑Task Skills:
Ability to allocate one's time effectively and manage tight deadlines; work under pressure and achieve quality results; handle multiple demands and competing priorities while adapting to new ideas and constant changes; results‑oriented, detail‑oriented and accurate. Decision Making Skills:
Ability to resolve problems using facts and sound reasoning; achieve goals using a strategic approach; proven innovation with a willingness to manage and adapt to change. Computer Skills:
Intermediate Microsoft Office (Word, Excel, Outlook); knowledge of Yardi an asset; minimum typing speed of 40 WPM. Availability:
Flexibility in hours to ensure availability for the last day of each month and the first two to three days of the beginning of the month to accommodate move‑in/move‑outs, trades and rent collection; ability to handle emergencies after regular office hours; valid driver’s license and vehicle access for banking.Knowledge:
Complete understanding of all applicable laws, legislation, and rights concerning resident/landlord relations. Police Clearance:
Criminal verification check required for employment. Compensation&Benefits
The expected base pay range is $60,000– $65,000 per year. Eligible employees also participate in incentive compensation plans based on individual and business performance, and a broad range of competitive benefits. Equal Opportunity Employment
