Supervises and coordinates the daily operations of an apartment community, including general administration, leasing, occupancy, and maintenance, and manages all property associates to achieve the highest possible net operating income while maintaining quality of service and appearance. Responsibilities

Oversee day‑to‑day operations and responsibilities of property associates. Maintain the physical assets of the property and ensure operational performance meets financial goals. Monitor regulatory compliance and company policies, ensuring associates are well‑versed and compliant. Establish a communication system for transactions and activities between associates and corporate office.Conduct performance evaluations and foster professionalism among supervisees. Respond to emergency situations and coordinate with Regional Managers or agencies as needed. Perform Assistant Property Manager duties (e.g., prepare service requests, follow‑up with residents) when required. Ensure on‑site PC‑based property management and time‑keeping systems are used effectively, providing training to new staff.Prepare purchase orders and approve expenditures within budgetary guidelines. Review and recommend vendor contracts, advising Regional Management. Assist in developing the annual operating budget and forecasting. Review monthly operating results and prepare variance reports. Maintain knowledge of maintenance programs and capital improvement projects, ensuring timely system operation.Coordinate with the Engineering Department on major maintenance issues. Assist in creating and implementing marketing plans, aligning with marketing department policies. Conduct marketing activities to promote the property while ensuring compliance with affirmative marketing procedures. Interview prospective residents, show units, quote rates, collect application fees, and approve tenants.Collect rent, verify payments, deposit funds, and follow up on delinquencies, initiating collection or eviction procedures when necessary. Perform move‑in and move‑out inspections, charge residents for damages or fees, and prepare related documentation. Conduct interim unit inspections to maintain housing quality standards.Qualifications

High School Diploma/GED required; Undergraduate Degree in General Studies or Associate Degree in General Studies preferred. 3–4 years of supervisory experience in Property Management. Preferred certifications: Accredited Residential Manager (ARM), Certified Property Manager (CPM), Certified Property Manager (CAM), or Certified Property Manager (IREM).Required skills: knowledge of fair housing laws, Microsoft Office proficiency, and strong leadership/supervisory skills. Preferred skills: experience with affordable housing programs, Yardi software, landlord/tenant knowledge, and LRO. Compensation&Benefits
